House rules, up front.
Nothing here should be a surprise on arrival. A few of these come from La Victoria's building administration rather than from us, and they apply across the estate.

The questions we actually get.
Am I renting the whole condo, or a room in it?
The whole condo. You get the entire 79 sqm two-bedroom unit to yourselves — both bedrooms, three bathrooms, the kitchen, the living and dining room, the laundry room and both balconies. Nobody else stays in the unit during your booking.
How many people can stay?
Five comfortably, or six using the sofa bed. The primary bedroom has a king bed and the second bedroom has a bunk — a double below and a single above.
How far is the beach?
About a five-minute walk. La Victoria sits inside The Mactan Newtown, a 30-hectare beachfront township, and Newtown Beach is a walk of a few hundred metres through the estate.
How far is Mactan-Cebu International Airport?
Roughly 15 minutes by car. We can arrange an airport transfer to the door and back if you book it ahead, on the same number as your stay.
What is the nightly rate, and do you have weekly or monthly rates?
The nightly rate is ₱9,600, all in — taxes, linens and cleaning, and use of the pool, gym and beach. Weekly and monthly rates are available on request; tell us the dates and we will quote you. We take corporate and relocation stays too.
Is there a minimum stay?
Two nights.
What time is check-in and check-out?
Check-in from 3:00 PM, check-out by 11:00 AM. Early check-in and late check-out are sometimes possible — ask us and we will tell you honestly whether the day allows it.
Is parking included?
No. Parking is not included with the unit and vehicles need a gate pass from building administration. Grab and taxis pick up at the tower lobby at any hour, and most guests find they do not need a car.
Are pets allowed? Can I smoke?
No pets, and no smoking or vaping anywhere in the unit or on the balconies. Both are building rules as well as ours.
What is in the building itself?
An adult pool and a shallow kids pool with a sun deck, a fully equipped gym, a small playground, a function room, 24/7 security and elevators — all inside La Victoria, so you never leave the building to use them.
Is there Wi-Fi I can work on?
Yes — fibre Wi-Fi throughout the unit. Cebu IT Park is about 40 minutes away, and the dining table seats six if you need to spread out.
